This the first post about market trends that include the most recent month (October 2024). I’m using a 12-month rolling average to be able to make it easier to view trends. If I used a monthly graph, there would be lots of dips and spikes making it hard to see a trend.
The graph below is for Months of Inventory. San Luis Obispo city (in red), Arroyo Grande (green), and Paso Robles (blue).
Months of Inventory is calculated using the inventory level with how many homes are selling. It’s commonly said that 3 months of inventory is a neutral market. More than 3 months and it’s a buyers market, less than 3 months is a sellers market.
As shown on this graph, all cities are trending upwards, but inventory levels in cities are still low. Saying that, there are neighborhoods and property types within cities that still have very low inventories.
