If a useful prior MLS record is available, it gives us a starting point. You verify or correct the facts before the tool selects comparable sales.
Why verify the property first?
MLS and public-record facts can be outdated or incomplete. The analysis therefore uses the prior MLS record only as a starting point and asks you to confirm what accurately describes the home today before comparable properties are selected.
This tool is intended to provide a preliminary real estate pricing analysis, not an appraisal. Final pricing should also consider current market conditions, property condition, location-specific factors, and an in-person review when appropriate.
