1816 Spooner Drive — Sold for $1,640,000
$195,000 above the neighborhood’s previous high sale
In August 2026, I represented the seller of 1816 Spooner Drive in San Luis Obispo. We listed the home at $1,645,000 and it sold for $1,640,000 — $195,000 higher than the previous neighborhood high sale I found in the MLS.
No single photograph, floor plan, tour or marketing decision can be credited for a sales price. But 1816 Spooner is a good example of how I approach a listing when my goal is to put a seller’s home in the strongest possible position to achieve the best price and terms the market will support.
The following is what I did for 1816 Spooner
PHOTOGRAPHY
It Started With the Photography
I use professional real estate photography because the photographs are often a buyer’s first real introduction to a home.
For 1816 Spooner, I hired my favorite photographer for the primary photo shoot. But I also thought the backyard deserved something more.
The home had an outdoor BBQ kitchen, firepit and decorative outdoor lighting. Those features looked especially good around sunset, so I had the photographer come back for a separate twilight shoot.
That wasn’t something I did because every listing needs twilight photography. I did it because this home gave me a reason to use it.
Beginning in 2026, CRMLS rules require digitally altered images — including AI-altered images — to be identified as altered, with the original image displayed immediately before or after it.
That means when an altered image is used, a buyer may now see two versions of essentially the same shot: the original photo and the digitally altered version. I’m not sure that does much to strengthen the presentation of a home.
I’d rather use professional photography to capture what is genuinely appealing about the property in the first place.
That is how I think listing marketing should work. Use the tools that help buyers better see, understand and want the particular home being sold.

Then I Let Buyers Walk Through the Home Online — Without Inconveniencing the Seller
Still photographs are important, but they don’t always help a buyer understand how one room connects to another.
For Spooner, I created a Matterport 3D tour that allowed buyers to move through the house virtually and look around each room in 360 degrees.
A buyer across town — or across the country — could explore the home before ever scheduling a showing.
Matterport also gives buyers something photographs alone cannot: a much better feeling for the layout and flow of the property.
FLOOR PLANS
I Included Two Kinds of Floor Plans
Buyers also want to understand the layout quickly.
For Spooner, I included traditional floor plans that buyers could simply look at or print.
I also included an interactive floor plan. A buyer could click an area of the floor plan and immediately see photographs taken from that part of the home.
The photos show the home. The floor plan explains how it all fits together.
PROPERTY WEBSITE
Then I Put Everything in One Place
A listing page on Zillow, Redfin or Realtor.com presents a home inside a standardized format. A dedicated property website gives me the opportunity to build the presentation around the home itself.
So I created one for 1816 Spooner.
For Spooner, I even scanned and included a PDF of the original builder’s brochure.
I also registered an easy-to-remember, easy-to-type custom domain:

People still drive neighborhoods looking at homes.
For Spooner, I had Crisp Imaging in San Luis Obispo make a custom sign rider displaying 1816Spooner.com on the reflective yard sign.
Years ago, agents put flyer boxes next to their signs. A buyer would stop, grab a sheet of paper and read about the house.
The custom-domain sign rider is the modern version of that flyer box.
Today a buyer can stop in front of the property, pull out a phone, type in the address on the sign rider and immediately see the photos, floor plans, Matterport tour and detailed information about the home.
The next time you drive past a home for sale, take a look at the yard sign.
Is there an easy way for the person standing in front of that house to see everything the listing agent has created for the property? If not, it is a little like seeing an empty flyer box.
WHY DO I PROVIDE ALL OF THIS?
Because buyers have told us what they find useful.
In the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, buyers who used the internet during their home search rated these website features as very useful or somewhat useful:
That is a pretty good description of the presentation I created for 1816 Spooner.
I don’t believe every available marketing tool belongs on every listing. But when buyers consistently tell us they value photography, detailed property information, floor plans and virtual tours, I want those tools available when they can help present the home. I’ve also used aerial photography and time-lapse video when they help showcase a particular home’s strengths.

PRESENTATION + DISTRIBUTION
The MLS gets the home exposure.
The online presentation gives buyers a reason to want it.
Putting a property in the MLS is important. The MLS distributes the listing to real estate agents and to many of the websites buyers use to search for homes, giving the listing broad exposure. But putting a home in the MLS isn’t the entire listing service.
TRILOGY AT NIPOMO — 2022
A Different Home Called for Different Marketing
In 2022, I listed a home on a golf course lot at Trilogy in Nipomo for $1,625,000.
The backyard was one of the things that made the property special. The sellers had chairs near the golf course where you could sit and watch people play, along with outdoor lighting that came on automatically at sunset.
I wanted potential buyers to experience what it might feel like to own the home — not just see a photograph of the backyard.
So I set up a time-lapse camera and created a video that ran from sunrise until after sunset, capturing the golf course throughout the day and the backyard lighting coming on in the evening. I included it on the property website along with the professional photography and Matterport 3D tour.
We had immediate interest, and two parties ended up bidding against each other for the property.
My sellers ultimately accepted a $1,700,000 offer — $75,000 over the asking price — from the couple on the East Coast. They had never seen the property in person and made their offer after viewing the online presentation — the photographs, Matterport tour and time-lapse video.
I can’t know what the outcome would have been without that online presentation. But I do know that buyers more than 2,000 miles away felt comfortable making a $1.7 million offer on a home they had never walked through.
That is what I want a strong online presentation to accomplish: help a buyer understand the home, experience what makes it special and want it before they ever walk through the door.
PRICING + NEGOTIATION
And Marketing Is Only Part of the Job
A beautiful listing does not matter much if the home is poorly priced, offers aren’t evaluated carefully or the transaction falls apart after the seller accepts one.
Pricing is not simply choosing a number from a list of comparable sales.
I look at recent sales, current competition, the individual strengths of the property and how buyers are likely to compare it with the other homes available to them.
Once offers arrive, price is only part of the decision.
Financing, contingencies, deposit, timing, possession and other terms can all affect which offer is actually strongest for the seller.
I REPRESENT THE SELLER
SLO County Homes is a listing brokerage.
When I list your home, you are my client.
The buyer wants the most favorable price and terms for the buyer. You want the most favorable price and terms for you.
I don’t practice dual agency, where the same agent represents both the seller and the buyer and earns commission on both sides of the transaction.
California allows dual agency with informed consent, but a dual agent cannot disclose that a buyer would pay more or a seller would take less without express permission. That limits the agent’s ability to negotiate price from only one side’s perspective.
There is also a financial reality to dual agency: the agent can make substantially more money if that particular transaction closes. The motivation changes when there is an additional commission riding on the deal.
When you hire me to sell your home, I represent you. I will not also represent the buyer.
I’ll look out for your best interests throughout the transaction, without an extra commission giving me a financial reason to simply get that particular deal closed.
